Showing Tips for Sellers

When you list property for sale, you invite people into your personal space. The listing also provides notice to the general public that your home is for sale, and some people may take advantage of the situation. With that in mind, it's best to take some precautions to protect yourself and your belongings. This is unofficially known as the guns and drugs chat, but there’s more to cover.

  1. Remove small valuables like jewelry, cash, checks or checkbooks, and collectibles. 

  2. Remove or secure any and all weapons and ammunition. A secured gun safe works, but many sellers prefer to store guns at a friend or family member's house.

  3. Remove prescription medications and recreational substances.

  4. Remove anything of sentimental value like family heirlooms, urns, etc. 

  5. Remove extra keys and garage remotes. 

  6. Don’t allow anyone inside without an agent and an appointment. If a potential buyer or an agent knocks on the door and asks to come in, give them my business card and tell them to call me to set something up. Don’t agree to show them the home, don't let them in the door to wait for me, and don't stay at the door talking to them. If they're serious buyers, they'll understand and be fine setting up an appointment. 

  7. When you return home, walk through the house and check all doors and windows to ensure that everything is locked and secure. 

Every agent that comes to the house should treat you and your property with respect and require their clients to do the same. However, precaution is always best! 

On a related note, If you have recording devices in the home that will remain on, you’re required to provide proof of written disclosure to each and every agent that shows the house.
